Booking Terms & Conditions


Please read these Booking Terms & Conditions carefully before confirming your reservation with Lush Properties West Midlands. By making a booking directly through our website or any of our channels, you agree to the following terms:


1. Booking Confirmation

  • A booking is confirmed once full payment has been received and you receive a written confirmation email from Real Lush Property.
  • The person making the booking (“the Lead Guest”) must be 18 years or older and is responsible for ensuring all guests comply with these terms.

2. Payments

  • Full payment is required at the time of booking, unless otherwise agreed in writing.
  • All payments are processed securely through trusted third-party platforms.
  • Any additional charges (e.g., damages, extra cleaning, late check-out) may be charged to the card used for booking.

3. Security Deposit

  • A refundable security deposit may be required before check-in.
  • The deposit is securely held through a third-party platform and released after check-out, subject to inspection.
  • Deductions may apply for property damage, missing items, excessive cleaning, or breaches of house rules.

4. Cancellation Policy

  • Cancellations made more than 7 days before check-in may be eligible for a partial refund, at management’s discretion.
  • Cancellations within 7 days of check-in are non-refundable.
  • No-shows and early departures are charged the full booking amount.

5. Check-In & Check-Out

  • Standard check-in and check-out times are listed in your booking confirmation.
  • Early check-in or late check-out may be available upon request and may incur additional fees.
  • Guests must leave the property in a reasonable condition upon departure.

6. Guest Conduct

  • Guests agree to use the property responsibly and comply with all house rules.
  • Parties, loud noise, or unregistered visitors are not permitted without prior approval.
  • Smoking is strictly prohibited inside the property.
  • Sofa beds must be requested in advance for groups of fewer than 11 guests.

7. Damage, Loss, and Liability

  • Guests are responsible for any damage, loss, or breakages caused during their stay.
  • Real Lush Property accepts no liability for loss or damage to guests’ personal belongings.
  • Guests are advised to arrange adequate travel insurance.

8. Changes or Cancellations by Lush Properties West Midlands

In the unlikely event that we need to cancel or amend your booking (e.g., due to maintenance or unforeseen circumstances), we will notify you as soon as possible and offer an alternative stay or a refund.

9. Force Majeure

Real Lush Property is not liable for refunds or compensation due to events beyond our control, including natural disasters, public health restrictions, or government actions.

10. Governing Law

These Booking Terms & Conditions are governed by the laws, and any disputes shall fall under the exclusive jurisdiction of the courts.
